How it works

Three steps, a couple of minutes

1

Upload the package

Everything you plan to submit: application, NOC, product approvals, plans, survey, forms. PDFs or phone photos; scans are fine.

2

Read the report

What to fix, what to check, and the rule behind each item, from the town's checklist, the county rules or Florida law.

3

Fix and submit

Re-check after you fix it, and download the upload set: your files named and grouped the way the town's portal asks.

What it checks

The things plan reviewers send back most

Required documents

Every document the town asks for your permit type, from its own checklist, and the ones that depend on your job.

Forms

The town's current form version, blank fields, owner and qualifier signatures, notary blocks.

Product approvals

NOA and FL# expiration, the Product Control stamp on every page, the code edition, HVHZ use, ratings against design pressures.

Notice of Commencement

Needed when the job value is over the Florida threshold, recorded, and matching the application.

Survey and site plan

The item shown and dimensioned, setbacks and heights against the town's zoning limits, flood zone rules.

Contractor

License number and class for the trade, Florida license and insurance dates.

Code edition

The 9th Edition of the Florida Building Code takes effect Dec 31, 2026: drawings, forms and approvals are checked against the edition in effect when you submit.

Fees and uploads

An estimate of the permit fee, and the town's own file naming and upload rules.

Questions

Good to know

Is this a permit review?

No. It is a pre-check that catches the problems reviewers send back most. The building department makes the final decision.

Which towns do you cover?

All 107 building departments in Miami-Dade, Broward and Palm Beach counties, including the unincorporated areas.

Can I upload scans or phone photos?

Yes. Scanned pages and photos are read with OCR. When a scan is too faint to read a value, the report says so and asks you, instead of guessing. For best results, upload PDFs or scans: photos are harder to read, and in our testing about 92 of every 100 photographed packages were checked fully right on the first try, compared with 96 or more of every 100 PDFs.

What happens to my files?

They stay with your report so you can fix the package and re-check it from there, and are deleted after 30 days (or as soon as you delete the report). You can choose to share a package to help us improve the checker; shared files are kept for up to a year and never sold. See the privacy policy.

How accurate is it?

Every item shows the rule it comes from, so you can see why. Each report has a "Was this right?" button on every item: tell us when we're wrong and we fix it.
